Asset Management
UDC is led by seasoned real estate professionals with extensive experience in all aspects of commercial real estate including leasing management, investment sales, asset underwriting, real estate investment & development and arranging and negotiating debt & equity financing. Property Management
UDC's team of property management professionals is highly skilled and has experience managing all types of properties: high rise office, suburban office, industrial, mixed use, retail and self-storage. Our asset and property managers have an average of 20 years experience and are trained to act like owners, providing creative solutions to challenging situations.

Management of tenant relations

Our management staff is fully supported by a strong team of assistants, building engineers, tenant construction managers, controllers and project accountants.

UDC’s accounting systems are designed to serve institutional owners and provide a high level of information to owner clients.

Marketing, Leasing & Disposition
While many assets that we manage engage third party leasing teams familiar with the local market, the UDC management team is integrally involved in all leasing strategy and negotiations. Our team has more than 25 years of experience with major tenants such as: IBM, British Petroleum, JP Morgan Chase, Disney, Northrop Grumman, Cigna, Deloitte & Touche, BMG Entertainment, AT&T Wireless, Southwest Gas, Smith and Hawken, Starbucks, Billboard Publications and numerous local companies in California, Phoenix, South Florida and Houston.

UDC's professional staff guides the lease negotiation process - options, tenant improvements, share of operating expenses, rent concessions, rent reductions, and subletting lease assignments - in a direction that is acceptable to the owners while at the same time keeping in mind the importance of the tenant's perspective.

Currently, the portfolio of office buildings we manage is nearly 100% leased with a high tenant retention rate.

Our real estate professionals understand how to maximize value when marketing a property for sale. We provide institutional quality marketing campaigns that are designed to meet the objectives of our clients.

Construction & Engineering
UDC is supported by an in-house staff of base building construction managers, tenant construction managers and engineering staff, allowing us to quickly meet schedules for tenant move-ins. For many tenant build-outs, UDC’s affiliate, Barker Pacific, is available to serve as the General Contractor, saving time and cost for tenant improvement work and resulting in much shorter time frames for tenant occupancy (meaning the rental stream starts sooner).

Property Maintenance
In support of your long-range and short-range operating plans, we provide timely, quality, and cost-effective service, and technical guidance for all of the company’s owned properties.

We are also very proactive in maintaining an environment that promotes safety and job fulfillment while, at the same time, protecting the environment.

Finance Management & Reporting
UDC and its affiliate, Barker Pacific Group, have a long history of partnering with major institutional partners which require a high level of financial controls and reports on asset performance.

Control systems are well established and provide customized reports that may be modeled on several different software systems depending on client needs.

Richard J. Johnson, a 24-year veteran of Barker Pacific who had many years of real estate audit and lender experience prior to joining the company, leads our Financial Services arm.

Our in-house team of Information Technology personnel has many years of experience with systems management, reporting and keeping the management team up-to-date with the most current equipment and software to enhance productivity and client service.
